Luc Smet | Owner & Independent Facility Management Consultant, Project & Interim Manager

I can imagine that as a business leader, you face many questions, problems, and challenges every day. I assume you can rely on a talented and experienced team to help you handle most of them. However, based on my experience, I suspect there are challenges that no one on your team is really addressing as they hide under the daily business priorities. Such “icebergs” have the potential to undermine your business strategy, results, operational performance, or employee satisfaction. When these icebergs come to the surface, questions like these arise:

  • Can we rapidly expand our building infrastructure (offices, manufacturing facilities, warehouses, labs) to win a new client or absorb the activities of a closing department?
  • If we need to expand, who will manage the project from start to finish?
  • If we want to keep or make our buildings future-ready, for example given more stringent sustainability requirements, what will be the associated costs? Now and in the future?
  • Should we buy or rent facilities?
  • Do we have a long-term masterplan for our facilities that supports our company strategy?
  • Years ago we installed access control, cameras, burglar and fire detection systems but are those systems still suited for our current needs? And are they cybersecurity-proof?
  • How do we monitor and control the ever rising cost of building maintenance, both OPEX and CAPEX?
  • Are we compliant with all legal and corporate regulations and requirements? Do we have a plan to get and stay there? Who is monitoring this?
  • Our employees want to work from home but we want them on site. How do we manage this gap in expectations? Who is managing this?
  • How can the physical layout of our offices support our HR company policies?
  • Do we have actual numbers about people coming to the office? About the usage of our desks? Can we reduce our footprint? What are the pros and cons?
  • Who is actively managing our Facility Management-related contracts like energy, maintenance, cleaning, security, etc. Do we pay the right price?
  • What activities should we outsource and what not?
  • Do we know what technical installations are absolutely critical to keep our business running? Do we maintain them properly? Do we monitor their performance 24/7? Do we have a team in place to take action when things go wrong? Do we have regularly tested backup plans in place in case a severe crisis occurs?

You may not have a dedicated person within your organization you can offload this workload to but you cannot ignore it either. Honestly, lacking professional Facility Management support isn’t just an inconvenience — it exposes your organization to financial and operational risks, lost efficiency, dissatisfied employees and much more.

Does this sound familiar? In that case, I can help you! Giving you total peace of mind regarding all these issues is exactly what I do as an independent expert in Facility Management.

“I hired Luc Smet as a Facility Management consultant to oversee the commissioning of a new building and coordinate the relocation of around 150 employees to their new workspace. From day one, working with Luc was seamless and efficient. He consistently presented clear plans and approaches, discussing every detail openly before any commitments were made. What stood out was his impeccable follow-through—actions were delivered exactly as promised, leaving me with little need for oversight or follow-up. Whenever challenges arose, Luc was quick to present practical solutions—no excuses, just transparent explanations and effective fixes. Serving as a sounding board for him was all that was needed; I never felt the need to micromanage or carry extra burdens. In short, Luc brought solid teamwork, a results-driven mindset, and a pragmatic approach—delivering everything on time and within budget. Working with him was a truly positive experience!”
